Practical, Honest Advice
Keeping Southampton Homes Dry
Many Southampton homes are ranches, split-levels and colonials that have been well cared for over the decades. On roofs like these, leaks usually start at the details: worn chimney flashing, tired pipe boots, clogged or undersized gutters and attics that do not vent properly. We check all of it, fix the cause instead of the symptom and tell you honestly whether a repair or a replacement makes more sense.

Southampton Roofing FAQs
Common questions from Southampton homeowners, answered plainly.
Do you serve all of Upper Southampton?
Yes. We work on homes throughout Upper Southampton Township, including the neighborhoods off Street Road and Second Street Pike. If you live in a nearby community and are not sure whether we cover it, just call and ask.
Why does my roof leak around the chimney?
Chimneys are one of the most common leak points on older homes. The metal flashing where the roof meets the chimney can loosen, rust or be covered over with sealant that eventually cracks, and a worn chimney crown can let water in from above. We find where the water is getting in and repair the flashing properly instead of adding more caulk.
How long does a roof replacement take?
Most single-family roof replacements take one to two days, depending on the size of the roof, how many old layers have to come off and the weather. We tell you the schedule ahead of time and clean up at the end of each job.
Should I replace my gutters when I replace my roof?
Not always, but it is worth looking at. If your gutters are sagging, leaking at the seams or too small to handle heavy rain, doing them at the same time as the roof is efficient and avoids disturbing the new roof edge later. If they are in good shape, we protect them and leave them in place. See our gutters and downspouts page.
How can I tell if my attic is vented properly?
Signs of poor ventilation include an upstairs that stays very hot in summer, frost or damp spots on the underside of the roof deck in winter, ice dams and shingles that age faster than they should. During an inspection we check the intake and exhaust vents and tell you if the balance needs to be improved, which we can do as part of a roof replacement.
Can you inspect my roof after a storm and help with an insurance claim?
Yes. After wind or hail we look for missing, creased or bruised shingles, damaged flashing and signs of leaks, and we photograph what we find. We help with the roofing portion of the claim by documenting the damage with photos and a written report and going over the roofing details with your adjuster. Your insurance company decides what is covered, so we cannot promise any claim outcome.
What warranty comes with a new roof?
Our roof replacements include a 15-year workmanship warranty from DMS Contractors and a 30-year product warranty that covers the roofing materials. We go over both before work begins. DMS Contractors LLC is a registered Pennsylvania home improvement contractor, PA HIC PA192318.
How do I schedule a free roof inspection?
Request an inspection online or call (267) 632-4737, Monday through Friday, 8am to 6pm. The inspection is free and there is no obligation. We walk you through the photos and explain your options.
