Most roof problems start small. Catching them early protects your ceilings, insulation and roof deck, and usually costs far less than waiting.

  • Roof Leaks

    A ceiling stain shows where the water ends up, not always where it gets in. We trace the leak back to its source, whether that is a lifted shingle, a cracked pipe boot or a gap in the flashing, and fix the cause so it does not come back.

  • Missing or Damaged Shingles

    Wind can lift, crease or tear off shingles, and older shingles crack and lose their granules. We replace the damaged shingles, match the existing roof as closely as we can and seal the new ones in.

  • Chimney, Wall & Valley Flashing

    Many leaks start where the roof meets something else. We reseal or replace loose, rusted or poorly installed flashing around chimneys, along sidewalls and dormers, and in the valleys where two slopes meet.

  • Pipe Boots

    The rubber collars around plumbing vent pipes dry out and crack in the sun, often years before the shingles wear out. A cracked boot is one of the most common leaks we find, and replacing it is a quick repair.

  • Roof Vents

    Cracked or loose ridge vents, box vents and exhaust vents can let in wind-driven rain. We repair or replace damaged vents and check that your attic is venting properly, since poor ventilation shortens shingle life.

  • Storm & Wind Damage

Many roofs we inspect only need a repair, and we will tell you when that is the case. If replacement makes more sense, we will show you why with photos.

A repair usually makes sense when

  • The leak has a clear, fixable source

Replacement may be the better value when

How much does a roof repair cost?

It depends on what is wrong and how hard it is to reach. Replacing a cracked pipe boot or a few shingles is a small job, while chimney flashing or a larger damaged area costs more. We inspect first and give you a written price before any work starts, so there are no surprises.

How do you find where my roof is leaking?

Water often runs along the roof deck or rafters before it shows up on a ceiling, so the stain is not always right below the leak. The usual sources are flashing around chimneys and walls, cracked pipe boots, damaged vents and missing shingles. We check the roof and, when needed, the attic to find where the water is actually getting in.

Can you match my existing shingles?

In most cases we can get very close. We match the brand, style and color as closely as possible. New shingles can look slightly different from ones that have weathered for years, and some older styles are no longer made. We tell you what to expect before we start.

Should I repair or replace my roof?

If the damage is limited and the rest of the roof is in good shape, a repair is usually the right call. If the roof is around 20 years old or more, leaks keep coming back or the damage covers large areas, replacement is often the better value. We show you photos and give you an honest recommendation either way.

What should I do if my roof starts leaking?

Move valuables out of the way, catch the drip with a bucket or towels and keep people away from any part of the ceiling that is sagging with water. Do you repair storm and wind damage?

Yes. We repair missing, creased and lifted shingles, damaged flashing and leaks caused by wind, hail and storms. If you plan to file an insurance claim, we document the damage with photos and a written report and help with the roofing portion of the claim. Do you repair flat or low-slope roofs?
